One important detail that is sometimes overlooked is that undeveloped long lease land cannot be transferred. If the land has been developed, the long lease right can be transferred, but prior approval from the Public Entity Bonaire (OLB) is required. Prices of land and building lots on Bonaire
The value of land or a building lot on Bonaire depends on several factors, including location, size, zoning and market demand. The Caribbean Netherlands Tax Administration has published an overview of land prices on Bonaire (click here). This provides an indication of land values in different parts of the island.
However, the map dates from early 2019 and therefore no longer reflects current market conditions. Based on current market prices, land prices are now considerably higher. In many locations, prices have at least doubled and in some cases have increased even more.
