Buying a home is one of the biggest financial decisions of your life, especially if it is also abroad. Whether you are buying a first home, investing in real estate or looking for a second home under the sun, the help of a purchase broker can save you a lot of time, money and stress.
At Harbourtown Real Estate Bonaire, we know that every buyer is unique. Our experienced buying brokers offer you expert guidance at every stage of the process. But what exactly does a purchase broker do for you?
What does a buying agent do?
A purchase broker is your personal advisor and negotiator. From selecting the right home to closing the deal, we make sure you get the best result. Here’s what we can do for you:
- Custom search
We listen to your needs and wants and help you find the perfect home or investment. Our knowledge of Bonaire’s local market allows us to offer you access to properties that are sometimes not yet publicly offered. - Market Analysis and Advice
With our in-depth knowledge of Bonaire’s real estate market, you’ll get honest advice about the value of homes. This way you never pay too much and know what to expect in terms of investment potential. - Viewing and inspection
We arrange viewings and, if necessary, carry out a thorough inspection of the property. This way we ensure that you will not be confronted with any surprises, both in terms of construction quality and legal aspects. - Negotiation and settlement
One of the most important tasks of the purchase broker is to negotiate the price. Thanks to our experience, we can often negotiate a better deal than you could do yourself. Then we guide you through the paperwork, including arranging the notary and other formalities.
What does a purchase broker cost?
At Harbourtown Real Estate Bonaire, we offer a unique brokerage system that is not only clear and fair, but rewards you, the buyer, with additional benefits. Our system combines a fixed rate with a variable fee depending on how well we negotiate for you. This way we work together to realize the best deal for your new home on Bonaire.
How does it work?
- Fixed Basic Commission: 1%
This fixed commission covers the basic services we provide as a buying agent, such as selecting homes, conducting market analyses, arranging viewings and supervising the entire buying process. The fixed 1% percentage applies to the final purchase price, regardless of the negotiation result. - Variable commission: 10% of the negotiating advantage
The variable part of the commission is determined by how much we manage to haggle off the asking price for you. The more we as real estate agents save for you, the higher the variable commission. This means that we are extra motivated to negotiate the best price for you.- Standard: 10% of savings
For every US dollar we manage to negotiate below the asking price, we charge a variable brokerage fee of 10% of that negotiating advantage.
This ensures that you only pay us more if your purchase broker actually save you money.
- Standard: 10% of savings
An example:
Suppose you have your eye on a property with an asking price of $600,000.
We negotiate the price to $580,000, saving $20,000.
- The fixed brokerage fee is 1% of $580,000, so $5,800.
- The variable brokerage fee is 10% of the savings ($20,000), so $2,000.
In total, you pay $7,800 in brokerage fees, while you saved $20,000 on the asking price.
Benefits for you as a buyer:
- Experienced real estate agent: a personal advisor and someone who knows the Bonaire market well.
In addition, your buying agent also supports in the negotiation process. - Lower fixed costs: You pay only 1% as a fixed brokerage fee, a lower rate that gives you security.
- Win-win for both parties: We have an interest in negotiating as best we can because our fee increases as your savings increase.
- Transparent and beneficial: You know exactly what your fixed costs are upfront, and the variable portion is directly tied to the value we create for you.
