In certain situations, an official appraisal may be required, such as when applying for a mortgage. However, in many cases, a more cost-effective alternative is a written statement of value, which may suffice for less formal purposes. It’s important to consult someone who understands the island’s housing market to ensure accuracy.

Why appraise

An appraisal or a statement of value is necessary in the following scenarios:

    •    Mortgage applications (for home purchase or construction)
    •    Private sales processed by a notary
    •    Filing objections with tax authorities
    •    Divorce or estate settlements
    •    Determining the value for building insurance

Market value vs. Purchase Price

When buying a home and applying for a mortgage, the property must be appraised, even if  agreed on a purchase price with the seller. Why? Because the purchase price might not reflect the actual market value.

Homes can be bought below or above market value. You might get a great deal and pay less than comparable homes in the area, or you could end up overpaying. The appraisal ensures that the price aligns with the home’s market value. Usually, the appraised value and purchase price are similar, but remember—the final selling price is determined through negotiations between you and your real estate agent.

Appraisal vs. Valuation

The terms “appraisal” and “valuation” are often used interchangeably. Both involve estimating the market value of a property. However, an appraisal report tends to be more detailed, often including the rebuilding cost and foreclosure value of the property.

Accepted Appraisals

At Harbourtown Real Estate, our value statements are accepted by:

•    Bonaire Notary Rispens
•    Notary Office Kenneth F. Arends
•    The Tax Office (Belastingdienst Caribisch Nederland)
•    The OLB (Public Entity of Bonaire) for tax objections

However, not all banks on Bonaire accept every valuation report, so it’s important to confirm with your bank before proceeding.

We provide free valuations for your home or condo at Harbourtown Real Estate. If you need an official report for legal or formal purposes, we can provide a statement of value for $300 (excluding ABB).
