In some cases, an official appraisal is needed. For example, for a mortgage application to the bank. But in many cases, instead of an appraisal, you can also opt for a less expensive written statement of value. For a good value statement, someone who has knowledge of the housing market on the island is a must.

Why appraise

An appraisal report or value statement is required for the following situations:

# for a mortgage when buying or building a home
# At private sale at notary
# Objecting to a decision of the tax authorities
# In a divorce or estate valuation
# For the value for building insurance

Difference between market value and price

If you have bought a house and are applying for a mortgage, the house must be appraised. There is an actual purchase and you have agreed on a price with the sellers. But why does the property still need to be appraised?

Homes, like other products, can be purchased too cheaply or too expensively. If you buy a home then, looking at comparable homes, you may have paid too much. You may have paid more than the market value. You may also have paid too little, which of course is very beneficial to you. Comparable homes are then sold for more money than the price you agreed with the sellers.

Thus, the price you agreed upon may differ from the market value. Fortunately, most homes are bought and sold for a market price. Therefore, the appraised market value usually corresponds (mostly) to the purchase price. Even when selling, this means that the valuation is not automatically the selling price; you as the owner determine that together with your real estate agent.

Difference between appraisal and valuation

An appraisal and valuation are basically the same. Both an appraisal and a valuation involve an estimate of market value. An appraisal report is more comprehensive, including rebuilding value and foreclosure value.

Harbourtown Real Estate’s statement of value is accepted by Bonaire Notary Rispens, Notary Public Kenneth F. Arends and the Tax Authority and the OLB (Public Entity of Bonaire) for filing objections.

Not all banks on Bonaire accept the official valuation reports of the various appraisal companies. So it is advisable to first find out who you are asking for an appraisal.

A valuation of your home or condo is free at Harbourtown Real Estate. But if your report is needed for official purposes, you can contact us for a statement of value. For this, the cost is $300 (excluding ABB).
