When selling a home or other real estate on Bonaire, you will incur certain costs as the seller. The main expense is usually the real estate agent’s commission. In addition, there may be costs for releasing an existing mortgage or removing a lien.

The costs of the legal transfer through the notary and the registration of the new owner with the Land Registry are generally part of the buyer’s closing costs and are therefore paid by the buyer.

Which costs does the seller pay?

As a seller, you can expect the following costs:

  • the real estate agent’s commission;
  • any costs associated with releasing an existing mortgage;
  • any costs associated with removing a lien;
  • costs for personal data verification.

If there is no longer a mortgage or lien on the property, there are generally few additional costs for the seller apart from the real estate agent’s commission.

Costs for releasing a mortgage

If there is still a mortgage on the property, it must be released when the property is sold. The notary prepares a deed of cancellation for this purpose. Both notarial and Land Registry fees are charged for this.

In 2026, these costs are:

Notarial fees

Notary’s fee for the deed of cancellation: US$ 201.00
Office costs of 8.5% on US$ 201.00: US$ 17.09
ABB of 6% on US$ 218.09: US$ 13.09

Land Registry fees

Land Registry fee for the deed of cancellation: US$ 65.00

The total cost of releasing the mortgage therefore amounts to US$ 296.18, excluding any bank fees and costs for personal data verification.

These costs do not depend on the sale price or the value of the property.

Who pays the notary when selling a property?

In a standard property sale, the costs of the deed of transfer and its registration with the Land Registry are part of the buyer’s closing costs. Therefore, the buyer can generally choose the notary who will handle the transfer.

There are two notary offices on Bonaire: notary office Mr. Kenneth F. Arends & Partners and notary office Mr. Robin A. Rispens .

The costs of releasing a mortgage or removing a lien remain the responsibility of the seller.

How much does a real estate agent charge when selling a property?

The real estate agent’s commission depends on the arrangements you make with your seller’s agent. This fee is generally calculated on the final sale price and is paid by the seller.
