The above calculation of cost of buyer is based on the values entered by you. This information has been compiled as carefully as possible. You should note that there may be additional costs such as searches, including Basic Registration of Persons (BRP), inspection of bankruptcy register, extracts from the Chamber of Commerce, as well as power of attorney and additional bank charges. In addition, there is a personal data verification fee of $25 per person. No rights can be derived from this calculation.

Structure of the buyer's costs

The actual transfer of an immovable property must always take place through a notary established on Bonaire. There are two notary offices on the island: notary office Mr. Robin A. Rispens and notary office Mr. Kenneth F Arends & Partners . The established fees are the same at both notary offices.

For existing homes, the buyer's costs on Bonaire consist of:

  • Transfer tax 5% or ABB 8%. An 8% ABB must be paid on newly built homes. For other transactions, 5% transfer tax applies. The basis is the market value (usually the selling price). No transfer tax needs to be paid on the value of the movable property, which lowers buyers' costs.
  • Notarial Fees . These notary fees consist of the deed of transfer fee, increased by 8.50% office costs and 6% ABB on this whole. In special cases there may be additional costs such as searches, including Basic Registration of Persons (BRP), extracts from the Chamber of Commerce, inspection of bankruptcy register, as well as power of attorney and bank fees. Furthermore, a $25 personal data verification fee will be charged per person (natural or legal).
  • The cost for the cadastre (Land registration department) consist of entry in the register. This cost is $371,- for the first $75,000 and $5.75 over every $1,000 more. In special cases the costs may be higher. Your civil-law notary can tell you more about this prior to a legal delivery. The maximum fee is set at $2,497.
  • Mortgage costs . If a mortgage is established on a property, a mortgage deed is required. The costs consist of notary fees for deed of mortgage. At the Land Registry, the cost rate deed of mortgage consists of $371 for the first $100,000 and $5.75 over every $1,000 (or part thereof) more. The maximum fee is set at $2,497.
Cost of buyer specification

The calculation of the fee of the Deed of Delivery is a complicated calculation, determined by the Joint Court of Justice. The amounts are derived from the old Antillean guilder, now Caribbean guilder ($1 = XCG 1.79). Thus, the base rate of $446.92 applies over the first XCG 30,000, hence the "special" amounts starting with $16,760. If you wish, you can recalculate the amounts using the table above.
