Buying a property is one of the biggest financial decisions you will make in your life, especially when buying abroad. Whether you are purchasing your first home, investing in real estate, or looking for a second home in the sun, the help of a buyer’s agent can save you a great deal of time, money, and stress.

At Harbourtown Real Estate, we understand that every buyer is unique. Our experienced buyer’s agents provide expert guidance throughout every stage of the buying process. But what exactly does a buyer’s agent do for you?

What does a buyer’s agent do?

A buyer’s agent is your personal advisor and negotiator. From selecting the right home to closing the deal, we make sure you get the best result. Here’s what we can do for you:

  1. Custom search
We listen to your preferences and requirements and help you find the perfect home or investment. Thanks to our knowledge of the local Bonaire market, we can give you access to properties that may not yet be publicly listed.
  2. Market analysis and advice
With our in-depth knowledge of the Bonaire real estate market, we provide you with honest advice on property values. This allows you to make a well-informed offer and gives you a clear understanding of the property’s investment potential.
  3. Viewings and property assessment
We arrange property viewings and assess the property based on our experience as real estate agents. We consider not only the property itself, but also any relevant legal aspects.
  4. Negotiation and completion
One of the most important tasks of a buyer’s agent is negotiating the price. Thanks to our experience, we can often secure a better deal than you could on your own. We then guide you through all the paperwork, including arranging the notary and other formalities.

What does a buyer’s agent cost?

At Harbourtown Real Estate, we offer a unique commission structure that is clear and transparent while giving you, as the buyer, an additional financial benefit. Our system combines a fixed commission with a variable fee based on how much we are able to negotiate off the asking price. This way, we work together to secure the best possible deal on your new property in Bonaire.

How does it work?

  1. Fixed base commission: 1%
This fixed commission covers the core services we provide as your buyer’s agent, such as selecting suitable properties, conducting market analyses, arranging viewings, and guiding you throughout the entire purchase process. The fixed 1% commission is calculated on the final purchase price, regardless of the outcome of the negotiations.
  2. Variable commission: 10% of the negotiated savings
The variable portion of our commission is based on how much we are able to negotiate off the asking price on your behalf. The more we save you, the higher the variable commission. This gives us an additional incentive to negotiate the best possible price for you and means that you only pay us more when we actually save you money.

An example:

Suppose you are interested in a property with an asking price of US$ 600,000.

We negotiate the price down to US$ 580,000, saving you US$ 20,000.

  • The fixed commission is 1% of US$ 580,000, which amounts to US$ 5,800.
  • The variable commission is 10% of the savings (US$ 20,000), which amounts to US$ 2,000.

In total, you pay US$ 7,800 in commission, while saving US$ 20,000 on the asking price.

Benefits for you as a buyer:

  • Experienced real estate agent: you will have a dedicated advisor who knows the Bonaire real estate market well and supports you throughout the negotiation process.
  • Lower fixed costs: You pay only 1% as a fixed commission, a lower rate that gives you certainty.
  • Win-win for both parties: We have every incentive to negotiate the best possible deal because our fee increases as your savings increase.
  • Transparent and cost-effective: You know exactly what your fixed costs will be in advance, while the variable portion is directly linked to the value we create for you.
