What costs should you consider as a seller? When you sell a property, the seller is responsible for the commission for sale from the broker. Basically, the seller hires the real estate agent to sell the property.
The buyer’s costs are, as the word implies, borne by the buyer. The transfer at notary office Mr. Kenneth F. Arends & Partners or notary office Mr. Robin A. Rispens, data retrieval and registration with the land registry are therefore the responsibility of the buyer. Therefore, the buyer may choose the notary where the transfer takes place: he who pays, decides!
Cost seller
If there is a mortgage or attachment on the property, there will still be some costs for the seller. Almost negligible, but they are there. The notary charges a deed of cancellation fee with 8.5% office costs and 6% ABB (General Expenditure Tax) on top. Added to this are cadastral fees, the rate deed of deletion.
In 2026, the cost seller are:
Notarial fees
Deed of cancellation fee $201.00
Office expenses 8.50% over $201.00 $17.09
ABB 6% on $218.09 $13.09
Cadastral costs
Cadastral rate deed of cancellation $ 65.00
The seller’s total additional costs are therefore $296.18 plus the costs for identity verification.
These are fixed costs borne by the seller and do not depend on the size or value of the property.
