In some cases, an official appraisal is required, for example when applying for a mortgage with a bank. However, in many situations, you can opt for a less expensive written valuation report instead of a full appraisal. In-depth knowledge of the local real estate market is essential for a reliable valuation.
Why get a property appraisal?
An appraisal or valuation report is required for the following situations:
# For a mortgage when purchasing or building a home;
# For a private sale handled by a notary;
# To file an objection against a decision by the Tax Administration (Belastingdienst CN);
# To determine the value of a property in the event of a divorce or inheritance;
# To determine the value for property insurance purposes.
Difference between market value and price
If you have purchased a home and are applying for a mortgage, the property must be appraised. This means that an actual purchase has taken place and you have agreed on a purchase price with the seller. But why does the property still need to be appraised?
Just like other products, properties can be bought above or below their market value. When buying a property, you may have paid more than buyers typically pay for comparable properties, meaning that you paid above market value. You may also have paid less than the market value, which is of course to your advantage. In that case, comparable properties are selling for more than the price you agreed with the seller.
The agreed purchase price may therefore differ from the market value. Fortunately, most properties are bought and sold at a price that reflects the current market value. This means that the appraised market value will usually be close to the purchase price. When selling a property, however, the appraised value does not automatically determine the asking price. As the owner, you set the asking price together with your real estate agent.
Difference between appraisal and valuation
An appraisal and a property valuation are essentially similar. Both involve an assessment of the property’s market value. However, an appraisal report is more comprehensive and also includes the reconstruction value and foreclosure value.
The valuation report issued by Harbourtown Real Estate is accepted by Bonaire Notaris Rispens, Kenneth F. Arends Notary Office, the Tax Administration Caribbean Netherlands (Belastingdienst CN), and the Public Entity Bonaire (OLB) for filing objections.
Not all banks on Bonaire accept official appraisal reports from every appraisal firm. It is therefore advisable to check in advance which appraisal firms are accepted by your bank.
Costs
A valuation of your house or apartment is free of charge at Harbourtown Real Estate. However, if you need a report for official purposes, we can provide you with a written valuation report. The fee for this is US$ 300 (excluding ABB).
