Together, we then go through the different rental options and explain the advantages and disadvantages of each. <\/p>\n

Step 2: Contract when you rent out your property on Bonaire<\/strong><\/h3>\n

If you choose to rent out your apartment, villa, or house through Harbourtown Real Estate, we will prepare a rental services agreement (OTD). For this, we need the following information: <\/p>\n

  1. Deed of transfer (notary); <\/li>\n
  2. Copy of your passport;<\/li>\n
  3. Full name, address, and place of residence;<\/li>\n
  4. Bank account number.<\/li>\n<\/ol>\n

    We then record the agreements regarding the rental of your property and our services in the rental services agreement.<\/p>\n

    How much does it cost to rent out your property?<\/strong><\/h4>\n

    For our rental services, we charge a commission based on the rent. For mid-term rentals, from 6 weeks to less than 6 months, our commission is 15%. For long-term rentals of 6 months or longer, our commission is 10%. Our commission is subject to 6% ABB (sales tax). <\/span><\/p>\n

    For this commission, we take care of the entire rental process: from presenting the property and handling inquiries to viewings, tenant screening and selection, preparing the rental agreement, and providing support throughout the rental period. We also collect the rent and act as the main point of contact for the tenant. For long-term rentals, we also charge a one-time administration fee of US$ 75 per new tenant, excluding 6% ABB. <\/p>\n

    Step 3: Property presentation<\/h3>\n

    We visit the property to take high-quality photos and then create the listing for our website. This gives potential tenants the most complete picture possible of the property. In addition to our website<\/a>, we also promote the property through social media, including Facebook<\/a><\/span>. <\/p>\n

    Step 4: Viewings and tenant selection<\/h3>\n

    Once the property has been published on our website and social media channels, we handle inquiries from interested tenants. We also regularly receive direct inquiries from people looking for a rental property on Bonaire. <\/span><\/p>\n

    When selecting tenants, we take the landlord\u2019s preferences into account. This may include whether pets are allowed, the composition of the household, and other preferences that are important when renting out the property. This allows us to find tenants who are the best possible match for both the property and the landlord\u2019s requirements. <\/p>\n

    We then schedule viewings with suitable candidates, taking the landlord\u2019s schedule and that of any current occupants into account as much as possible. Where possible, we try to combine multiple viewings. <\/p>\n

    Before entering into a rental agreement, we ask prospective tenants to provide relevant information. For example, we verify their income based on a recent payslip and\/or employment contract. Depending on the situation, we may then present one or more suitable candidates to the landlord in writing. The final selection of the tenant is made in consultation with the landlord. <\/p>\n

    Step 5: Rental agreement<\/h3>\n

    Once a suitable tenant has been selected and the rental terms have been agreed upon, we prepare the rental agreement. The security deposit and the agreed rent must be paid before the keys are handed over. On the start date of the tenancy, we carry out the check-in together with the tenant and document the condition of the property. During the check-in, photos are taken of the property and, for furnished rentals, of the inventory. We also record the water and electricity meter readings. The keys are then handed over to the tenant. <\/p>\n

    Step 6: Hassle-free rental management and rent collection<\/strong><\/h3>\n

    When renting out a property on Bonaire, reliable rent collection is important. That is why we handle the collection and payment of the rent throughout the rental period. Once the tenant has paid the rent, our finance department processes the payment. The rental income is then transferred to your bank account within two business days, after deduction of the agreed commission and any costs payable by the landlord. <\/span><\/p>\n

    During the rental period, we are the tenant\u2019s first point of contact. Questions about the property, maintenance issues, or other practical matters are therefore reported to us first. Where necessary, we arrange for a handyman or another service provider to carry out the work. For minor repairs and maintenance, we agree with you in advance on the amount up to which we may authorize work without prior approval; a limit of US$ 250 is commonly used. If the expected costs are higher, we will contact you first for approval. The only exception is in case of an emergency. <\/p>\n

    Step 7: End of the tenancy<\/h3>\n

    For long-term rentals, we schedule a pre-inspection with the tenant approximately one month before the end of the tenancy. During this inspection, we assess the condition of the property and compare it with the photos taken at the start of the tenancy. If any work or repairs are required, the tenant is given the opportunity to complete them before the end of the rental period. <\/span><\/p>\n

    For both mid-term and long-term rentals, we carry out a final inspection at the end of the rental period and the tenant returns the keys. Any damage or repair costs that are the tenant\u2019s responsibility under the rental agreement may be deducted from the security deposit. For mid-term rentals, we also record the final water and electricity meter readings and prepare the final utility settlement. If the property is returned in good condition and all obligations have been met, the security deposit is usually refunded to the tenant in full. <\/p>\n
